What we made happen
GDC occupied 50,000s.f. of non-contiguous space and wanted to relocate their offices and redefine their culture to be more consistent with new firmwide standards. GDC also needed this done fast! Once the decision to move from existing space was made, it was imperative to occupy the new facility within 12 months and over the holiday season.
Having joined the team with only weeks until the scheduled start of construction, Drew did a deep dive into the project design, budget and schedule. After an intensive review, Drew led an effort that identified design extravagance and provided appropriate alternatives that would support the design concept while shedding unnecessary expense.
Additionally, Drew worked with the GC to identify design details and engineering approaches that could be modified without changing aesthetics of the design to realized even more savings. Once all proposed modifications were approved by the GDC design committee, we led the effort to fast track the delivery of the project with a strategic use of overtime to allow the contractor to catch up to the original schedule.
Measured savings for the project totaled $2,300,000 ($36.23 per rentable square foot) excluding potential holdover penalties.
