What we made happen

Swedish Medical Center strategic initiative was to develop their Neurological Institute on the Cherry Hill Campus, and they partnered with a local real estate developer to help leverage some of the costs and benefits of them being a medical office building owner on the campus.

However, after all was settled SMC was handed a project from the developer that was predefined with heavy financial backing and site constraints. The understanding was that the developer would have a contracting role in the project, but because of the mixed capital financing resources, the project needed to be bid out to the local community, which created some political backlash that needed to be smoothed over.

With the project being flipped back and forth between ownerships, and the project direction and vision being unclear, Clark was brought in by Swedish to take control of the project in the early Schematic Design phase, re-define the site constraints, help position Swedish for a three phase project delivery, implement a competitive procurement strategy, and deliver the project with little disruptions to existing operations.

Clark led the team to settle out the true scope of the project, set an aggressive schedule to meet the deadlines Swedish had made publically, reconfirm and refine the budget, build a cost effective and efficient team, and finally drive the project through the phased occupations.
After some hurdles to get the funding procured and scope redefined to fit within the funding capacity, the project was delivered in the three phases, and the Neurological Institute, and associated garage, and main entry plaza are a great success for Swedish both financially, but also from a public perception and relationship with the local developer partner.
