What we made happen

The State of Florida was the Client for an approximate 700,000 GSF, $300 Million for a new Headquarters Facility for the United States Southern Command (which includes all of Latin America and the Caribbean).  The program was a Design/Build/Lease Back to the U.S.  federal government for a maximum of 50 years.  The program involved the partnership at the highest levels of local, state, and federal governmental representatives.  The program was initiated by former Governor Jeb Bush and Secretary of Defense Donald Rumsfeld and the leasing of state land to the developer of a project for federal use.  The project was part of the federal government’s national security program and included the highest level of building and perimeter security.  Services included Due Diligence, engaging architects and engineers, through consultants the preparation of all documents issued to potential developers, and consulting with the city, county state and federal agencies affected by the SouthCom development.  The SouthCom Headquarters (HQs) Facility was a Class-A office space and special use space, configured and optimized to enable effective command/control of USSOUTHCOM’s future Joint-Coalition-Interagency operations.  Since coming into the majority, the Democratic leaders decided the project should be constructed under a “Military Construction (Milcon)” methodology.  The facility will contain substantial state-of-the-art information technology capabilities, incorporating multiple telecommunications and computer networks to support USSOUTHCOM’s strategic operations.  The facility will meet Department of Defense anti-terrorism, force protection and security requirements.  The headquarters will provide administrative space and support facilities for nearly 3,000 personnel from the following primary tenant organizations: SouthCom Headquarters and staff, Us Marines, Us Army Garrison, Us Army MEDCOM, Joint Coalition-Interagency Team, Special Operations liaisons (Army, Navy, Marines), Department of State, Department of Justice, Department of Homeland Security, Intelligence specialists (CIA, DIA, NSA, NGA, NRO, etc.), AAFES, and Defense Commissary Agency.
